The Paddock seems to be a popular Hoylake property amongst the site readership so here’s a photo of the empty building taken last Saturday morning. The ‘For Sale’ sign on the green hoardings outside might be there for a while longer yet in today’s property market. The house has been empty for a good few years now and is obviously in need of some renovation. Shame really.

All I really know is that I’m told that the name derives from it being on the site of the paddock for the old Hoylake racecourse. I have not seen any evidence for this but I do know that the grandstand was in that corner og the now golf links so it seems a very plausible explanation.
I’d love to see the old place restored to its former glory!
Lived around the corner when a lad (Marine Parade) – more than interested to receive latest info with this property – Allsop site does not lead me anywhere and having no luck with the contact numbers on the gate – although will try again during the week!

Interesting, let’s see what happens. However, given the Conservation Area designation I’d be very surprised if the council would approve use for offices or hotel as the advert suggests! Goodness knows how it has been split up to give 30 rooms but I remember being told that it had been split into ‘cells’ when it was an old folks’ home. If you took out the partitions I’m sure it would make a good family house. I think £700k is still optimistic though given the work needed. Given the planning history, I suspect the current owners were speculating on a ‘hope value’ that was thwarted by the planning system – applications for redevelopment with new flats never succeeded. The sellers must need to offload it so will probably need to take a bigger hit than the guide price reflects.

I see The Paddock didn’t sell at yesterday’s Venmore’s auction sale. It’s listed as ‘still available’ for £750,000. Very, very few of the properties in the auction sold so the market must be really bad.
Well as I ran post the house this week I noticed a very big skip in the grounds with some rubbish in it. Looks like something is happening to the building …what, I’m not sure yet.

I see that there is a planning application in for the conversion of The Paddock into a boutique hoptel although the application details are not yet on the Wirral MBC website.
